All commercial and domestic landlords have a legal obligation and duty of care to ensure the electrical safety of their properties. This includes making sure all electrical installations, stationary and portable appliances and equipment are in a safe and operational condition at the start of the tenancy, and that they are well maintained throughout each occupancy.
- Residential landlords should carry out an electrical safety check and inspection on all installations at least once every five years.
- A full inspection is recommended to be carried out before every change of tenancy.
- Private property owners are advised to conduct electrical safety checks every 10 years.
- It is advisable that landlords conduct PAT testing and fixed wire testing on appliances and equipment used by their tenants every five years (although they are not legally mandated to do so).
These obligations are fulfilled through periodic testing and inspection after which Electrical Installation Condition Reports (EICRs) are issued.
